Terms and Conditions covering lettings of the apartment advertised on www.santapola.co.uk
1. All reservations and rentals are governed by the laws of England and Wales.
2. The apartment is designed and furnished for normal day-to-day living. It is on the seventh floor and the balconies have railings which are approximately 1 metre high. Anyone contemplating booking the apartment should be aware of this and ensure all persons in their party act accordingly when on the balconies. The landlords will not accept responsibility for any injuries or accidents caused by improper use of the apartment or its environs.
3. The apartment is inspected prior to any letting and, where found, defects are either remedied or tenants are notified that such a defect exists prior to their occupation. If a defect arises during the letting period, tenants are expected to notify the letting agents (ITS lettings) BY TELEPHONE on 96 551 82 59 or 0044 15 38 75 44 45 immediately the defect becomes apparent. The letting agents will inspect the premises within 24 hours of being so notified and arrange for the defect to be remedied or arrange alternative accommodation where there is a health and/or safety issue which cannot be resolved locally.
4. On receiving a booking by email, a provisional reservation will be made in your name pending receipt of a 20% deposit. If the deposit is not received within 7 days of the booking, the provisional reservation will be cancelled and the letting period re-advertised.
5. The remainder of the booking fees, plus a £50 damages bond, are due and become payable 6-weeks prior to the commencement of the letting period. An email will be sent advising you that the payment is due. If payment is not received within 7 days of this email, your deposit will be forfeit and the period will be re-advertised. You will not incur any cancellation charges other than the deposit forfeiture.
6. If you cancel the booking before the 6-weeks prior to the commencement of the booking period, the period will be re-advertised and your deposit held in a suspense account,. If the period is re-let, your deposit will be returned, if the period is not re-let, the deposit will be forfeited.
7. At the end of the letting period, the apartment will be inspected and the £50 bond will be used as collateral against any loss or damage to the apartment or its contents. If no damage (other than fair wear & tear) is evident then the bond will be returned in full, otherwise the refund will be pro-rata once the damages/losses have been remedied. Most of the contents may be sourced locally and accidents do happen, but you will be expected to replace anything you have lost or damaged during your stay, in which case the bond will be returned. We have had to introduce this as we had some guests who did not treat the apartment with the respect it warranted.
8. If, for any reason, the apartment is not available at a time prior to the renter arriving in Santa Pola a full refund will be made to the renter unequivocally. If the renter has arrived in the resort, the landlords will make every effort to find alternative accommodation, they will not accept responsible for any consequential loss other than the return of the rental amount.
